Water leaks between flats: getting the right access

Leak from a flat above or into the property below? Protect people, contact the building manager and explain access before booking emergency plumbing.

Call for urgent help. WhatsApp replies may not be immediate. We’ll confirm attendance and charges.

A leak crossing between flats creates two separate tasks: stop the water at its source and keep affected occupants safe. The person seeing the damage may not control the supply causing it.

Contact the people who can reach the source

If water comes from above, contact the upstairs occupant, landlord or building manager promptly. Explain the affected room and whether water is still flowing. Turning off your own supply may do nothing to stop their leak.

Do not enter another home without permission or operate unidentified communal valves. A building manager may hold access information for shared pipework.

Keep clear of hazards below

Keep away from sagging ceilings, wet light fittings and electrical equipment. Do not puncture the ceiling or touch wet switches. For immediate danger, contact emergency services rather than waiting for a booked repair.

See ceiling-leak precautions for the first safety priorities.

Arrange access before booking

Tell the plumber which flat has the suspected source, which flat is damaged, and who can authorise access. Mention entry systems, a caretaker and any already-identified shared riser or service cupboard.

If you rent, notify your landlord or managing agent and follow their emergency reporting process where safe to do so. Agree who is instructing the work and how charges will be handled. This page does not decide legal responsibility or insurance cover.

Separate repair from restoration

A plumber may be able to stop a leak without repairing wet decoration, ceilings or electrical damage. Document what you can safely see and keep receipts for the relevant landlord, agent or insurer.

Call 07469 896305 with the postcode, access position and whether water is still entering the property. Our water-leak service explains assessment and the limits of concealed-leak investigation.
