One room staying cold while the rest of the floor heats normally gives a different starting point from a system with no heat anywhere. Our plumbing enquiries for underfloor heating focus on water-based systems: the manifold, connected pipework and distribution of heated water through separate floor circuits.

First establish whether your system is wet or electric

Water-based underfloor heating normally has a manifold connecting multiple pipe loops. Electric underfloor heating uses heating cables or mats and needs a different type of fault finding. If you are unsure, send a photograph of an accessible controller or manifold on WhatsApp without removing covers.

An electric floor that does not warm up may require an electrician or the manufacturer’s support. It should not be booked as a wet-system plumbing repair by assumption. Manufacturer Warmup’s troubleshooting guidance also distinguishes between the two types.

Cold room, cold circuit or whole-system problem?

Tell us which rooms are affected and whether their thermostats appear to be asking for heat. Note whether radiators or hot-water outlets supplied by the same heat source are working. A change after electrical work, a thermostat replacement or a heating repair is worth mentioning.

Floor construction and normal control settings affect warm-up, so a cool floor immediately after switching on does not by itself establish a breakdown. Avoid repeatedly raising settings or altering manifold controls to force a result. Report the pattern over normal use instead.

What the manifold tells the engineer

The manifold connects the heat source to the floor loops. Depending on the installation, associated equipment may include actuators, a mixing assembly, circulation components and flow indicators. Fault finding needs to distinguish a demand or control problem from a water-flow problem before any component is replaced.

Do not force valves, remove actuators or open a wiring centre. Electrical testing belongs with a competent person. Where the problem lies at the heat source rather than the manifold, the visit may need the appropriate boiler or heat-pump specialist.

Leaks and concealed pipework

Visible moisture around an accessible manifold connection can be assessed differently from suspected pipe damage beneath a floor. Tell us about staining, recent drilling, building work or falling system pressure. Do not lift floor coverings or cut into a floor to look for the pipe yourself.

Concealed leak detection, opening a floor and reinstating finishes are separate work items. They are not automatically included in an initial call-out. Agree what investigation is proposed, what access is needed and who is responsible for making good before intrusive work starts.

Preparing the property

Leave safe access to the manifold cupboard and room controls. Plans showing loop layouts or labels linking circuits to rooms can save investigation time, but their absence does not mean you need to guess. Have the system manual and details of the floor finish ready if available.

Explain whether there are separate heating zones, a mix of radiators and underfloor heating, or a communal heat supply. For a flat with shared plant, involve the managing agent before arranging work on equipment outside your responsibility.

Agreeing the repair and follow-up

Ask whether the quotation covers diagnosis, replacement parts, electrical attendance and testing after the repair. A fault at a controller may require a different visit from a leaking plumbing connection. System cleaning also needs to suit the pipework and equipment; powerflushing should not be applied to a floor circuit without checking the method is appropriate.
